Susan Tjarksen
Managing Director – Strategic Multifamily Capital Markets

PROFESSIONAL EXPERTISE
Susan is an international expert on the next generation of multifamily assets, including both traditional models and niches such as coliving, SFRs, STRs, manufactured housing and modular construction. She has written industry defining papers on multifamily developments and the several sub- asset classes, speaking at NMHC, ULI, RELA, and MIPIM. She has been a leading force in assisting clients integrate affordable and inclusionary housing, ESG initiatives and technology into their multifamily and mixed-use developments.

Susan Tjarksen founded KIG CRE, a multifamily brokerage in 2015, selling the firm to Cushman & Wakefield in 2018. Susan is also a cofounder of Enodo, Inc., an automated multifamily valuation platform with a successful exit to Walker & Dunlop in 2019.

Susan has more than 30 years of real estate experience working with both private and public investment institutions throughout the US and across the globe with successful fund raising for projects in every major US Gateway market as well as Dublin, IR, Barcelona, Spain, Berlin, Germany, Toronto, Canada, Lagos, Nigeria and Melbourne, Australia.

Paige O’Neil

Paige O’Neil is the President of Shapack Partners, a Fulton Market District-based, multi-asset class real estate development company that acquires, develops, repositions, leases, and invests in properties and neighborhoods in Chicago. In 2017, Paige spearheaded the launch of Shapack Partner’s internal leasing platform as its Managing Broker, which oversees nearly one million square feet and, most recently, leased two speculative office buildings to full occupancy in Fulton Market District.

Shapack Partners is best known for creating Fulton Market District with its catalyst development, Soho House, in 2014. It was instrumental in transforming the former meatpacking and market produce neighborhood into Chicago’s first morning, noon, and night Central Social District. As a result, Fulton Market is the fastest-growing office market in the United States. Shapack Partners’ projects include Soho House, WeWork Fulton Market, The Parker Fulton Market, Shake Shack, The Hoxton Hotel, 811 Fulton, and 167 Green (a fully leased, 750,000 square foot office building with an NBA basketball court). In addition, Shapack Partners continues to develop in Fulton Market and adjacent neighborhoods.

Before joining Shapack Partners, Paige worked at JLL in the Office Investment Sales group, focusing on the disposition and recapitalization of office assets in Chicago and midwestern urban downtown submarkets.

Paige was born and raised in the Chicago area and graduated from the University of Notre Dame’s Mendoza College of Business with a Bachelor of Business Administration. She joined Shapack in 2014 and became the company’s President in 2022. Paige resides in the city with her husband, Patrick, and two children.

You probably know me from my work on HGTV. I won the title of “HGTV Star” for Season 8 and currently, I am the designer and host of the “HGTV Smart Home Giveaway.” It may look glamorous now, but it’s been a long road to get here.

I started out in high-end residential property management, with over ten years in the industry. After designing an award-winning model home, I decided to focus solely on interior design and launched Tiffany Brooks Interiors. Since then, my firm has done residential projects and boutiques in cities across the country, and I haven’t looked back since.

MEGHAN CZECHOWSKI, MAI
Meghan Czechowski is Senior Vice President, Head of Apprise by Walker & Dunlop. Ms. Czechowski joins Apprise with over 15 years of experience which includes all asset classes throughout the Midwest and Mid-Atlantic. She specializes in multifamily product in the Midwest and has been engaged primarily by institutional lenders and investors, life companies, federally regulated banks, GSEs, and private equity lenders. She also has extensive experience in valuations for annual reporting purposes.

Prior to joining Apprise, Ms. Czechowski served as Managing Director of Valuation and Advisory as well as the National Multifamily Practice Group Lead at Cushman & Wakefield.

Ms. Czechowski started her career in March of 2004 as a Research Specialist covering the Chicago office market at Cushman & Wakefield. In October 2005, Ms. Czechowski relocated to Washington, D.C. and joined the Valuation & Advisory Career Development Program, and assisted with appraisal and consulting assignments in Virginia, West Virginia, Maryland, Washington, D.C. and North Carolina.

In March 2008, Ms. Czechowski became a Senior Financial Analyst for Cushman & Wakefield Sonnenblick Goldman as a member of the Washington, D.C. Investment Sales Team and assisted in the valuation and disposition of office, retail, and industrial properties totaling more than $3.0 billion. In February 2011, Ms. Czechowski relocated to the Chicago market and became an appraiser for the Chicago Valuation & Advisory group, focusing on multifamily.

Ms. Czechowski’s appraisal and consulting assignments have included all major property types throughout the United States, such as power centers, mixed use and lifestyle centers, community and neighborhood shopping centers, multifamily properties, industrial buildings, medical office, and single- and multitenant office buildings. Additionally, her assignments performed include appraisal, feasibility and consulting assignments involving market rate and affordable rate apartment complexes, student housing projects, condominiums, vacant land, office buildings, shopping centers, and various investment properties throughout the nation.

Kristine Smale
Senior VP – ZONDA ADVISORY

Ms. Smale leads the Zonda Advisory team in Florida and the Southeast. She has over 17years of experience in real estate strategy and market analysis, including work with two large home builders providing feasibility guidance for land acquisitions and community development. Additionally, she has a strong background in commercial real estate with expertise in asset management, due diligence, and acquisitions of multifamily, retail, office, and industrial properties.

Kristine earned a BBA from the University of Iowa with majors in Finance and Marketing and a minor in English. She also has a certificate in Urban Real Estate from the University of Illinois-Chicago. Kristine is a member of the ULI Southwest Florida Executive Committee, the former Chair of the ULI Florida Community Housing and Development Product Council, and a member of the ULI National Community Housing & Development Product Council (Black). She also serves on the Real Estate Investment Society board in Southwest Florida.

Christine Lutz – Executive Vice President – Wolf Development

Christine serves as executive vice president of Wolf Development Strategies. A veteran real estate professional with more than 20 years’ experience in development sales and marketing, Christine has successfully programmed, launched and headed sales teams for nearly 60 luxury residential communities across the country, often in markets that are introducing a new product for the first time and many of which have achieved record pricing for their respective markets.

Christine’s analytical approach to development sales is guided by both broader economic trends as well as hyperlocal market data, making her a trusted adviser to some of the industry’s most prolific developers. When Wolf Development Strategies is retained as the exclusive sales and marketing agent for a project, Christine assembles dedicated, on-site sales teams that benefit from her mentorship and serve as an extension of the project’s brand.

Prior to her current role, Christine served as vice president of ON Collaborative, which Wolf Development Strategies acquired in 2020 from NRT LLC, the nation’s largest residential real estate brokerage company. Before that, she held executive leadership positions with Kinzie Brokerage LLC and Garrison Partners Consulting, where, as senior vice president, she oversaw $1.3 billion of condominium development and conversion projects across seven states. While Christine has worked on all project types spanning geographically diverse markets, she has an affinity for luxury urban infill development.

Dawn Stewart
Executive Director
Senior Lending Manager

Dawn is an Executive Director and Senior Lending Manager at JPMorgan Chase. Dawn is a veteran in the
mortgage industry, starting her career at the Chicago Park District Credit Union, working full time as
Director of Sales and Finance, while also attending college full time. She joined Draper and Kramer, Inc.
after graduating from DePaul University with a Bachelor of Science in Finance and Accounting with a
minor in Real Estate finance.

Dawn developed deep and long-lasting relationships with realtors and builders, and in her best year,
originated over $100 Million in production, while also managing a team of loan originators. She is also
an expert in condominium conversion approvals for FNMA and FHLMC, and financed many of the
Chicago and suburban Chicago condominium communities. Dawn led the financing team for one of the
first residential real estate condominium auctions in the country held at the Miami convention center.
Over 200 units were auctioned in one day, mortgage applications were taken on site and closed within
30 days.

Dawn lives by the professional values of setting clear expectations, providing timely information, and
developing lasting relationships with builders and realtors in the community. She is also an active
member of NAHREP, AREAA and WCR, supporting sustainable homeownership for all families. Those
values have been key to her consistent success.

Dawn leads the West Chicago/Central Illinois and Northwest Indiana Residential Mortgage team. Her
team funded over $2.7 billion in residential mortgages in 2021, helping over 10,000 families achieve
their homeownership goals. She joined Chase in 2013. Dawn has over 35 years of mortgage and banking
experience, including mortgage loan originations, processing and underwriting management and sales
management. She is the current president of the Illinois Mortgage Bankers Association.
